Choosing The Lender for Your Florida & Georgia VA Mortgage

I have been originating and closing VA home loans in Florida and Georgia for many years now. Many of my customers when applying for a VA mortgage were uneducated at first about the VA home loan program. Many of them thought that being they were eligible for the VA approved home loan program that they could go to any lender that was VA approved and the terms would all be the same.

The VA guarantees the mortgage, but doesn't set the rates or terms for the mortgage program. The rate can vary greatly from lender to lender just like a conventional mortgage. Just as an example, a month or so ago a customer was referred to me for a VA mortgage. The customer politely asked me the VA home loan rate, so I asked them a couple of questions and then quoted a fixed 30 year rate below six percent. The customer asked me if I was sure and I replied, yes of course I am sure. The customer then revealed to me that another mortgage company had quoted him almost one percent higher rate. The customer also revealed to me that the mortgage company told him that the rate was higher than usual because the customer credit score was lower than usual. Well, I can easily tell you this. The rate quoted to a customer on a VA home loan is set by the mortgage company, not the VA. To add to this also that if a customer qualifies for a VA home loan, his or her score has nothing to do with what the rate is.

A VA guaranteed home loan is not a credit score driven mortgage program. As it turns out, my customer was very pleased as his monthly payments were much less with the rate I gave him. Choosing your home carefully is a very important step in becoming a homeowner. Choosing the right VA approved mortgage company is equally important.
